What to do when ending a tenancy

So you are a tenant and you want to move house, but you are not too sure what to do or how to do it.

That is what your Ray White Rotorua property manager is here for, to help and advise you on the correct processes to follow.

**Before Moving:**

  • Giving Notice: Typically, tenants must provide at least 28 days’ written notice to terminate a periodic tenancy. The requirements differ for fixed-term tenancies, so be sure you understand what’s needed before planning your move.
  • Final Inspection: Clarify the final inspection process with your property manager to ensure everything goes smoothly.
  • Connections: Settle all outstanding bills and either cancel or transfer any services linked to the property, such as electricity, gas, and internet. Your Ray White Rotorua property manager can recommend utility connection providers to help ensure a seamless transition to your new home.
  • Damage: If any accidental damage occurred during your tenancy, discuss repair options with your property manager. Taking care of this before you vacate can expedite your bond refund, and you may be able to use the landlord’s insurance to cover the costs.

**Moving Day:**

  • Moving: Remove all personal belongings but leave behind any items provided by the landlord, such as furniture or appliances.
  • Cleaning: Ensure the property is left clean and tidy, and dispose of all rubbish.
  • Keys: Return all keys, remotes, and access cards to your property manager.

**Bond Refunds:**

To facilitate a speedy bond refund, make sure the property is returned in the same condition as when you moved in, aside from normal wear and tear. Any necessary repairs or cleaning after vacating may delay the release of your bond.
